COVENANT FOR RENTING AN ENTIRE OPENSPACE SIM

1. You can rent an entire openspace sim, to be provided by Linden Lab, at a very reasonable price. This sim will be placed as an independent and isolated inworld sim.

We expect you to keep the sim for an extended period. If you cancel the rental agreement within 3 months, a fee of US$50 will be charged to you as the cost to change the name of the sim for the next tenant.

2. Both basic and premium members are eligible to rent the sim. It is also not a requirement that you are a citizen of Japan to rent it.

3. PROPERTIES OF THE SIM

An openspace sim of 65,536 sq. m with 3,750 prims (of which 250 prims will be used for governance by the sim owner, Tohl).

Terra-forming should be done by the tenant (you may ask for explanation and advice from the owner).

You may choose to name your sim. An extra charge will arise if you want to rename the sim later.

4. CHARGES

Initial charge: L$ 40,000

Monthly charge: L$ 26,000 (calculated by the actual days of use for the current month; payment for the next month should be made by the end of the current month)

5. RENTAL PROCEDURE

6. Date of Delivery: On the spot (provided there are no delays from Linden Lab).

8. OTHER RESTRAINT

There will be periodic inspections by staff from Tohl's office in order to protect from terrorism and/or disorder (you will be notified of the names of the staff prior to inspections).

Heavy scripts, 'huge' objects, and actions which cause nuisance are not allowed (the owner will judge on these matters based on commonsense).

Modification of the shape of the terrain is allowed (the ownership is transferred to you).

The covenant for the 'female/couple only' sim will generally apply for the terms not specified here.
